Are you aware of the level of advice – or not! – when you effect business and personal insurances?

Non-advised is where you select the type of policy and if it all goes wrong it is down to you as it is your fault for choosing an inappropriate style of insurance.  This is especially so for internet purchases and call centre operations.

Advised is where you are receiving the full professional service with guidance as to the type of policy, the nature of the cover, and answers to your questions. There is no specific cost for the advice. If the person to whom you are speaking is not insurance qualified, demand to speak to somebody who is.

It is staggering how often we come across potential new clients who have previously been sold a wrong policy because the provider is clueless about self-catering!

Energy Performance Certificates

The need for Energy Performance Certificates (EPCs) for short-term letting has been subject to advice from the Scottish Government based on compliance with the European Directive. Up until recently, we have been advised that EPCs are not required, but following a meeting in Livingston with Building Standards we have been told that the guidance has been withdrawn and that Energy Performance Certificates are now required.

We have studied the EU Directives associated with EPCs, and consulted with self-catering Associations in Europe. Several countries within the European Union including Denmark, Italy, Germany and Sweden have exemptions for EPCs for holiday houses which the European Commission has approved, and we feel that Scotland is being unfairly penalised in this respect. The ASSC has requested that the Scottish Government bring us into line with Europe and retract the new guidance and the necessity for self-catering / short-term let properties to require an EPC if they fall under the definition of a Furnished Holiday Let i.e. all lettings are for 30 days or less.
